About this role

Overview

Primarily responsible for the management of a portfolio of loans, underwriting of construction documents, project review and approval, overseeing the funding of construction loan and conversion from construction financing to perm financing.  Ensuring compliance with all Bank policies and government regulations while providing excellent customer service. This role requires a strong understanding of construction lending, risk assessment, and financial analysis.

Responsibilities

Project Review and Approval (70%)

  • Reviews construction documents in accordance with established procedures
  • Ensures all appropriate documentation is maintained and updated in each file
  • Communicates with builders, borrowers, attorneys, title companies, real estate agents, relationship managers, branch personnel, and mortgage loan officers
  • Reviews contracts, plans, and specifications
  • Provides direction to the Loan Processor/Closer to order the appraisal and title work
  • Obtains and reviews lot purchase contract or copy of the deed and settlement statement or closing disclosure
  • Obtains and reviews preliminary site plan, survey, plat, or portion of recorded subdivision plat, building permit to include mechanics lien agent, well and/or septic construction permits, and road maintenance agreements
  • Obtains and reviews builders risk or homeowners insurance to include proper coverage, additional insured, property listed, theft of material, and mortgagee clause
  • Reviews appraisal to ensure the information provided and value meet the program guidelines
  • Reviews the title commitment to ensure the information is correct; reviews the legal description, requirements, exceptions, endorsements, and requests documents as needed
  • Uploads documents to Bank and Mortgage OS as necessary
  • Provides direction to the Loan Processor/Closer to issue closing disclosures
  • Provides project approval and advises the Processor/Closer when the loan can close
  • Provides the file and communicates the project details to the Construction Loan Draw Administrator after loan closing

 

Other Duties (20%)

§  Assists Construction Lending Manager, Relationship Manager. Loan Officer, and Construction Loan Specialist as needed

§  Assists and oversees loan funding/draw process in accordance with bank standards

§  Oversees and manages loan conversions from construction financing to perm financing

§  Assists with builder reviews and approvals

§  Attends team meetings, updates loan in process pipelines and provides updates for construction projects

 

Builder Communications (10%)

Initiates a meeting either by phone or in-person with new builders to communicate the construction project approval process, documentation requirements prior to and after loan closing; discusses the draw process and requirements in accordance with established procedures

 

Special Projects

Qualifications

Qualifications:

Education and Experience:  Bachelor’s degree required. Degree in a business a related field preferred. A combination of education and experience will be considered. General knowledge of accounting principles required. Basic knowledge of bank operations and banking regulations is required. Basic knowledge of residential real estate new home construction and loan portfolio management is preferred.  See below for desired years of experience, preferably in a construction lending, financial services, credit, or banking environment. Relevant certifications (e.g., DE, SAR, FHA, LAPP) are a plus.

  • 1+ years of experience in credit, draw admin, or construction experience required.

Knowledge, Skills, and Abilities:  Excellent communication, organizational, and analytical and financial skills are required to perform successfully in this role. Must be able to effectively utilize technology tools, such as PC and MS Office-specifically, Microsoft Excel. Able to communicate effectively with people at all levels is required. Must be effective with time management and be detail oriented. Related experience with associated lending software programs (Encompass, nCino, Baker Hill Products) strongly preferred. Precision in evaluating documents, financial statements, and legal contracts. Ability to negotiate terms and conditions with borrowers and other stakeholders. Ability to work independently and as part of a team.

Travel

Must be able to travel to all Bank locations, including subsidiaries. Must be able to travel to meet builders, lenders, and attend meetings throughout the NE North Carolina Market Area, Hampton Roads, Williamsburg and Richmond.

 

Physical demands:  

Employee may experience the following physical demands for extended periods of time: view computer monitors, keyboarding, sitting, motion of fingers/hands/wrists, and standing/walking. 

 

Work Environment:

Work is performed onsite in an operational office environment.
