The Role

We’re looking for an experienced Project Manager to join our growing team. This role focuses on TI projects ranging from $2M–$10M and involves managing projects from startup through closeout while working closely with site teams, clients, consultants, and subtrades. We’re looking for a Project Manager who is already running their own work and wants a bigger projects, a real support team around them, and a company that will invest in taking them further.

What You'd Run:

Your own portfolio of commercial TI projects, from buyout through closeout, with a dedicated Project Coordinator and Site Superintendent on your team.

You report to a Project Director whose job is to coach you through the parts that take time to build: the monthly Procore reconciliation, pushing a schedule when it starts to slip, running a tight OAC meeting, and reading how each client wants to be communicated with. You do the work. They make sure you have the support you need.

  • Project startup: buyout, subcontracts, insurance, Procore setup, kick-off meetings
  • Monthly progress draws and budget reconciliation in Procore. You draft it, your PD reviews it before it finalizes.
  • Schedule: built with your superintendent, held with your trades
  • Change orders, RFIs and submittals kept moving, not piled up for closeout
  • OAC progress meetings: your agenda, your meeting
  • Closeout: binder, permits, deficiencies, holdback conversations
  • Our Technology stack: Procore, Acumatica, Smartsheet, Outbuild, BuildingConnected, HH2 and Microsoft 365.

What We Need to See:

  • 3+ years in commercial construction, including projects you have run yourself from buyout through closeout as the lead PM. What your title said matters less than whether you carried the job
  • Solid Procore Experience: budget, commitments, RFIs, submittals, change events
  • Construction admin foundations: schedule of values, progress draws, holdbacks, the change order cycle
  • Comfortable in front of a client, responsive and you don’t leave emails sitting
  • You work office-based with a superintendent running the field. This is not a PM/superintendent hybrid role
  • Post-secondary or technical education in construction management or a related field

What We’re Looking for

  • You tell clients the truth about the schedule, early. We would rather have a hard conversation in week six than a surprise in week twenty
  • You chase the schedule instead of reporting on it. When a trade starts to slip you are on it that week, not at the next OAC
  • You notice when a number moves. Your PD reviews the monthly reconciliation with you, but the habit we’re looking for is you catching the variance first
  • Closeout isn’t a scramble for you. Binders, permits and deficiencies get worked the whole way through rather than left to the end
  • You want to be coached. You’ll have a Project Director who reviews your numbers and pushes on your schedule. The people who do best here treat that as the point, not a nuisance
  • Trades and superintendents are partners, not resources. We hire humble, generous people and it shows on our sites
