  • Install, assemble, mount, or secure routine community items such as signage, shelving, bulletin boards, dispensers, and similar fixtures when assigned.
  • Replace accessible light bulbs, air filters, batteries, and other basic consumable items when the work can be completed safely and does not require a professional license.
  • Assist with minor caulking, weatherstripping, pressure washing, cleanup, and preventative maintenance projects.
  • Address routine service requests in common areas and association-maintained spaces within the role’s training and
    authorization.
  • Secure unsafe areas and promptly report electrical, HVAC, plumbing, roofing, structural, life-safety, water-intrusion, or
other specialized concerns to the Maintenance Supervisor.
  • Review assigned work orders, confirm scope and priority, and complete tasks within established expectations.
  • Provide progress updates and communicate delays, access issues, material needs, or additional repairs.
