About this role

1.     Basic Function:

The Senior Quantity Surveyor is responsible for managing all aspects of cost and contract management on fit-out projects, from initial cost planning and procurement to final account close-out. The role ensures that projects are delivered within budget and contractual guidelines, while protecting the company’s financial and commercial interests. The Senior QS works closely with project teams, subcontractors, and suppliers to ensure accurate cost control, timely reporting, and effective change management.

2.     Major Duties and Responsibilities:

1.   Cost Planning & Budgeting

●       Assist in the preparation of initial budget estimates, cost plans, and tender submissions.

●       Prepare and update detailed cost breakdowns, BOQs, and pricing schedules for assigned projects.

●       Monitor actual costs against budget and report variances with justifications.

 

2.   Procurement Support

●       Prepare and issue subcontract and supplier packages in coordination with the procurement team.

●       Conduct tender evaluations and negotiate with vendors to ensure best value.

●       Prepare and administer subcontract agreements, including scope alignment and payment terms.

3.   Valuations & Payment Applications

●       Prepare interim payment applications to the client based on progress and approved measurements.

●       Review and certify subcontractor payment applications, ensuring alignment with work done on-site.

●       Track and maintain records of work-in-progress, completed works, and variations.

 

4.   Change Management

●       Identify and evaluate variations and claims, and submit detailed documentation to support commercial entitlements.

●       Assist in negotiation and agreement of variations with the client and subcontractors.

●       Maintain updated variation logs and ensure proper approvals are obtained.

●       Follow up with Client for receiving the Variation approval including the Variation orders.

 

5.   Reporting & Final Accounts

●       Prepare monthly commercial reports, including cash flow, cost/value reconciliations, and profitability summaries.

●       Participate in the preparation and agreement of final accounts with clients and subcontractors.

●       Maintain the Subcontractor Final Account Statement and Project Commercial Close out report upon completion.

●       Coordinate with the Account department for Scheduling the payment based on the priority list.

●       Support the Commercial Manager in producing project-specific cost and risk reports.

6.   Contract Administration

●       Support the project team in understanding and applying contract conditions.

●       Ensure compliance with contractual obligations, including timelines for notices and approvals.

●       Assist in EOT submissions by providing cost-related inputs and supporting documentation.

●       Maintaining the Delay reports and Subcontractors Contra charges report.

●      The employee may be required to undertake any other duties or responsibilities as assigned by the management from time to time, in line with the role and organizational needs.

1.     Qualifications:

●       Bachelor’s degree in Quantity Surveying, Civil Engineering, or related discipline.

●       8–12 years of experience in estimation within the fit-out or construction industry.

●       Strong experience in commercial, hospitality, retail, and corporate interior projects in the UAE/GCC.

 

2.     Specific Job Abilities:

●       Proficiency in estimation tools such as PlanSwift, CCS Candy, Excel, or equivalent.

●       Strong knowledge of BOQ preparation, tendering, Variation Management and post-contract cost control.

●       Understanding of FIDIC and local contract forms and their application in project settings.

●       Strong analytical and numerical skills.

●       Detail-oriented with excellent organizational and record-keeping abilities.

●       Effective communicator and team player, able to coordinate across departments and with external stakeholders.

●       Ability to manage multiple tasks and deadlines under pressure.
