Job Description

Key Responsibilities

Asset Management

  • Develop and execute business plans for assets held by logistics private funds and J-REIT (total 130+ assets).
  • Prepare and manage annual operating budgets, and strategic asset plans.
  • Design and implement asset-level initiatives aimed at maximizing and long-term value.
  • Proactively identify opportunities to enhance asset returns and operational efficiency.
  • Collaborate with in-house Property Management, Leasing, and Development teams to implement value-enhancing initiatives.
  • Support portfolio-level decision-making through rigorous analysis and strategic recommendations.

Investment Analysis & Transaction Management

  • Conduct Hold/Sell analyses and asset reviews to support investment decision-making.
  • Obtain external appraisal reports for private funds and J-REIT assets.
  • Lead or support asset disposition initiatives, including transaction planning, and execution for private development and income fund assets.
  • Support private income fund asset acquisition in partnership with internal and external stakeholders.

Reporting & Stakeholder Management

  • Prepare asset-level and investor reporting materials.
  • Present asset performance, valuation, business plans, and strategic initiatives to internal stakeholders and fund management teams.
  • Manage relationships with trustees, insurance brokers, valuation firms, and other external partners.

Cross-Functional Collaboration

  • Partner with Fund Management, Finance, Investment, Property Management, Leasing, and Development teams to execute business plans.
  • Propose improvement of asset management processes, analytics, and reporting capabilities.
  • Share knowledge and best practices across teams to strengthen overall platform performance.

Qualifications

Required Experience

  • Minimum 5 years of real estate asset management experience in Japan. Logistics asset management experience is not required.
  • Experience gained within asset management companies, investment managers, investment banks, financial institutions, insurance companies, trading houses, or other institutional investment organizations.
  • Strong financial modeling and cash flow analysis capabilities.
  • Demonstrated ability to evaluate and execute asset management initiatives that drive investment performance.

Preferred Experience

  • Real estate acquisition or disposition experience.
  • Business-level English for reading and written communication.
  • Experience leading or mentoring junior team members.

Technical Skills

  • Valuation analysis.
  • Asset-level budgeting.
  • Hold/Sell and investment return analysis.
  • Strong analytical and quantitative skills.
  • Presentation capabilities.
