Overview
The Vice President of Debt Capital Markets is responsible for sourcing, structuring, and managing debt capital to support the company’s acquisition, development, and refinancing activities. This role will lead lender relationship management across multiple capital sources and oversee portfolio-level debt strategy and execution. This role serves as a strategic advisor to executive leadership and the Investment Committee, ensuring that capital markets execution aligns with the company’s and investment vehicles’ objectives, risk tolerance, and return targets. This role represents the company externally within the institutional capital markets community and plays a key role in shaping enterprise-level financial strategy.
Qualifications
Training/Education
Bachelor’s degree in finance, real estate, or related field requiredÂ
MBA preferred Â
7+ years of progressive experience in real estate capital markets, structured finance, investment management, or related position, with multifamily experience preferredÂ

Deep expertise in real estate debt markets and loan structuringÂ
Demonstrated experience leading and closing complex acquisition, development, and refinancing transactionsÂ
Experience with agency lending, construction lending, bridge financing, and structured capital solutions preferredÂ

Responsibilities
Debt Capital StrategyÂ
Oversee portfolio-level leverage strategy and ensure alignment with corporate investment objectivesÂ
Strategically manage allocations to fixed and variable interest rate commitments, debt maturities ladder, cost of borrowing, etc., including collaboration with and reporting to the CEO and Investment CommitteeÂ
Optimize overall cost of capital while maintaining prudent risk management standards.Â
Monitor and report portfolio exposure to interest rate risk, recourse obligations, and covenant complianceÂ
Act as a trusted advisor by delivering strategic market insights and customized financing solutionsÂ
Proactively manage upcoming debt maturities, renewals, extensions, loan covenants, etc.Â
Lead monthly capital markets meetings to review pipeline financing, transaction status, issues, and upcoming maturitiesÂ
Maintain ongoing market intelligence on spreads, lender appetite, construction lending trends, and refinancing conditions; provide periodic market updates to leadershipÂ

Debt Transaction ExecutionÂ
Lead sourcing, structuring, and negotiation of acquisition, development, bridge, and permanent financing across a diverse lender baseÂ
Develop and manage multiple lender relationships, while continuously monitoring debt markets and termsÂ
Lead the capital solicitation process, including lender outreach, term sheet negotiation, and preparation of financing recommendationsÂ
Negotiate term sheets, loan documents, covenants, guarantees, reserves, and closing deliverables in partnership with internal legal counselÂ
Evaluate and recommend corporate-level credit facilities, warehouse lines, or structured financing alternatives, as appropriateÂ
Prepare and present financing recommendations to executive leadership and Investment CommitteeÂ

Reporting and LeadershipÂ
Lead internal and external presentations, and transaction marketing effortsÂ
Lead cross-functional teams across Investments, Development, and Asset Management to execute financing strategiesÂ
Develop and improve internal financing processes, templates, and reporting tools to ensure consistency, transparency, and scalability, including the company’s debt management softwareÂ
Oversee lender compliance reporting requirements, including quarterly/annual financial reporting, covenant forecasting and testing, and lender communicationsÂ
Create and manage internal and external reporting as requiredÂ
